Welcome to the neighborhood! 👋
If you just received orders for Joint Base Langley-Eustis (JBLE), first of all: congratulations! You’re headed to one of the most vibrant and military-friendly regions in the country. Hampton Roads is a unique place where history meets the coast, and the community here truly supports our service members.
I’m Shandra Cauthen, and I specialize in helping military families navigate the complexities of a PCS move. I know that finding the "perfect" spot can feel overwhelming when you’re looking at a map of seven different cities. Whether you’ll be working on the Langley side in Hampton or the Fort Eustis side in Newport News, I’m here to help you find a place that feels like home from day one.
In this guide, I’m breaking down the best neighborhoods for families based on commute times, school reputations, and overall lifestyle. Let’s dive in! 🔍
Understanding the Layout: Langley vs. Eustis
Before you start your home search, it’s important to know that JBLE is actually two separate installations. While they are combined administratively, they are about 17 miles apart.
- Langley AFB is located in Hampton.
- Fort Eustis is located in the northern part of Newport News.
Traffic in Hampton Roads is legendary (and not always in a good way!), so choosing a side of the "Peninsula" can make a huge difference in your daily quality of life.
1. Hampton: Closest to the Action (Langley Side) ⚓
If your job is at Langley, Hampton is the most convenient choice. It offers a great mix of coastal vibes and suburban comfort.
Fox Hill
This is hands-down one of the most popular spots for military families. It’s about 8 minutes from the Langley gate, which means you can practically hear the bugle calls! Fox Hill has a wonderful coastal feel, sitting right near the Grandview Nature Preserve. It’s perfect for families who love being outdoors and want a short commute.
Bethel & Hampshire Glen
If you’re looking for more traditional suburban subdivisions, these areas are fantastic. They offer newer homes, quiet streets, and a very strong military presence. You’ll find plenty of neighbors who understand exactly what a PCS move feels like.

2. Poquoson: The School Powerhouse 📚
If top-tier schools are your #1 priority, you need to look at Poquoson.

Poquoson is a small, tight-knit waterfront city just about 12 minutes from Langley’s main gate. It is consistently ranked as having some of the best public schools in the entire state of Virginia.
Families here enjoy larger lots, a very low crime rate, and a community that feels like a small town. Because it’s a peninsula within a peninsula, there isn’t much through-traffic, making it a very safe place for kids to ride bikes and play outside.
Note: Homes in Poquoson can be a bit pricier than in Hampton, but for many families, the school system makes it worth every penny.
3. Newport News: The Strategic Middle Ground 📍
Newport News is a long, narrow city that offers a huge variety of housing options. It’s the primary home for those stationed at Fort Eustis, but it also works well for Langley families.
Kiln Creek
If you aren't sure which base you'll be spending more time at, or if you have a multi-branch household, Kiln Creek is the "sweet spot." It’s a planned community that sits right on the line between Newport News and York County. You’re roughly 15 minutes from both Langley and Fort Eustis.
Kiln Creek features a golf course, walking trails, and several pools. It has excellent resale value, which is a major plus for military buyers who know they might be moving again in three years.
Denbigh
For those working at Fort Eustis, Denbigh is extremely convenient. It’s about 10 minutes from the Fort Eustis South Gate. It’s generally more affordable than Poquoson or Yorktown, making it a great place to look if you want to stay within your BAH while still getting a good amount of square footage.

4. Yorktown & York County: History and Space 🌳
York County is a favorite for families who want a "classic suburb" feel. Much like Poquoson, York County is highly regarded for its school system.
The Yorktown area offers a blend of historic charm and modern convenience. You’ll find many colonial-style homes and well-maintained subdivisions with mature trees and larger yards. It’s a very short drive to Fort Eustis and a moderate (roughly 25-minute) commute to Langley.
If you want a house with a big backyard where the kids can run around, York County should be at the top of your list!
5. Smithfield: The Small-Town Escape 🚜
If you don't mind a slightly longer drive in exchange for peace and quiet, Smithfield (located in Isle of Wight County) is a hidden gem.
Known for its world-famous ham and historic downtown, Smithfield feels like a world away from the hustle and bustle of the bases. It’s rural-leaning but has seen a lot of growth lately with beautiful new construction communities. The commute to JBLE usually involves crossing the James River Bridge, so keep that in mind when planning your mornings!
